Even as lake days are still in full swing, there's a subtle shift in the air and in people’s calendars. Back-to-school supply runs are starting, sports schedules are getting emailed out, and for many families, now’s the moment to make a move before that first school bell rings.

Why does this matter in real estate?

Well, according to the National Association of Realtors® (NAR), nearly half of all homebuyers with children under 18 say that school district quality is a driving factor in their buying decision. Even more telling: 42% of those same buyers aim to be settled into their new home before the school year begins.

That means July and early August are high-urgency months for serious buyers and sellers who want to be under one roof and preferably unpacked by Labor Day.

Here’s the breakdown:

Buyers: There’s slightly more inventory than earlier this summer, and fewer bidding wars than spring. Lock in now, and you could be grilling in your new backyard by kickoff.

Sellers: Families are actively looking, and they’re not messing around. This is the window where homes priced right and marketed well move fast because time is ticking.
